Ocean-view glass, big picture windows, tracks, sills and screens, cleaned properly, by an insured local crew that shows up when it says it will.

West Vancouver homes are built around glass, and the glass takes a beating. Salt-laden air off Burrard Inlet and Howe Sound leaves a fine haze that grabs dust. Overhanging cedar and fir drop pitch, pollen and fine grit. Then the rain arrives and does the worst of it, because rainwater running off a roof or a concrete sill picks up minerals and leaves them behind as spotting when it evaporates.
There is a lot of that rain. Under Environment and Climate Change Canada’s 1981–2010 Canadian Climate Normals, the North Vancouver Wharves station on the North Shore waterfront records 181 days a year with measurable precipitation and 1,724.8 mm in total. West Vancouver sits on the same slope. Glass here is being rinsed and re-dirtied for roughly half the year.
The result is glass that looks acceptable from inside on a grey day and dreadful the moment low winter sun hits it. It is also why an occasional wipe with a household spray usually makes things worse: it smears the mineral film around instead of removing it, and it never touches the tracks and frames where the grit is actually living.

A window is not just the pane. We clean the glass inside and out, wipe the frames, vacuum and wipe the tracks, clear the sills and rinse the screens, because leaving grit in a track means the next rain washes a dirty streak straight back down freshly cleaned glass.
Reachable ground-floor and interior glass is done by hand with a squeegee, which is still the best tool anyone has invented for a clean edge. Upper storeys, gables and awkward ocean-facing walls are done with a water-fed pole using purified water, which rinses clean and dries without leaving mineral spots, and keeps a ladder off your landscaping and off the roof.
Metro Vancouver’s Drinking Water Conservation Plan runs from 1 May to 15 October each year and tightens through Stages 2 to 4, including on the washing of impermeable surfaces such as siding, decks and driveways. Our pole systems are low-volume by design, and if your job pairs window cleaning with washing siding or a patio, we check the stage currently in effect before we schedule and tell you how it applies. As of August 2026, Stage 2 has been in force region-wide since 16 July 2026.
Timing helps too. Cleaning at the end of pollen season and again before the winter rain sets in gets you the most out of each visit, and we would rather book you into that rhythm than sell you a clean you do not need yet. We work on storefronts and strata common areas around Ambleside and Dundarave on the same basis, scheduled outside your trading hours.

We count panes, note which are fixed, which open, which are two or three storeys up, and flag any cracked seal or failed double glazing before we start, not after.
Interiors are done with drop protection down and a squeegee, so nothing drips onto a sill, a blind or a hardwood floor.
Tracks are vacuumed and wiped, sills cleared, screens rinsed and dried before they go back in. This is the step most quick jobs skip and the reason their results do not last.
Upper storeys and gable glass are cleaned from the ground with a purified-water pole system that dries spot-free, so nobody is leaning a ladder against your gutters.
From Ambleside and Dundarave through the British Properties to Horseshoe Bay, Gleneagles and up the highway to Lions Bay, where we are based.
Twice a year suits most homes here: once in spring after the winter rain and pollen, and once in autumn before the wet season sets in. Waterfront properties exposed to salt spray, and homes under heavy conifer cover, tend to want a third visit. Commercial storefronts are usually monthly or quarterly.
Yes. Interior and exterior glass, frames, tracks, sills and screens. If you only want exteriors done we are happy to quote that on its own.
Yes. Upper glass is cleaned from the ground with a water-fed pole system wherever possible, which is safer for the crew and keeps ladders off your gutters and planting. Genuinely unreachable glass gets assessed before we quote.
Light spotting normally comes off with a proper clean and purified water. Long-standing mineral etching that has bitten into the glass sometimes will not fully clear, and we will tell you that honestly when we look rather than after we have invoiced you.
Metro Vancouver’s Drinking Water Conservation Plan is in effect from 1 May to 15 October each year and tightens through Stages 2, 3 and 4, with specific restrictions on washing impermeable surfaces such as driveways and siding. Our water-fed pole systems are low-volume, and we check the stage in effect before booking any job that also involves surface washing.
In the West Vancouver market window cleaning is typically quoted per pane or per opening, with the number of storeys, fixed versus opening windows, and whether screens and tracks are included all moving the number. Call 236-984-0598 with your address for a real, no-obligation quote.
